Foreclosure Tip #1 - Get pre-approved.  Nearly all Sellers will require proof of funds if paying cash or a pre-approval letter if using financing.  This is normally required at the time you make your offer.

Foreclosure Tip #2 - Be ready for the Earnest Money Deposit.  This deposit is placed at the time of your offer and is typically only deposited if your offer is accepted.  Most Sellers will require the greater of 1% of the purchase price or $500. This deposit is applied to your purchase price at closing.

Foreclosure Tip #3 - Get a Professional Home Inspection.  Most foreclosures are sold As-Is, which means the Seller is not willing to make repairs prior to closing.  Information on property condition is often unavailable from the prior owner so the importance of a Home Inspection cannot be over stated.  Be sure to have the utilities turned on for the inspection to check the HVAC, Electrical, and Plumbing systems.

Foreclosure Tip #4 - Have Buyer Representation in the form of a Buyer's Agent.  Often Bank-Owned properties have addendums the Seller requires the Buyer to sign.  These can be lengthy, detailed, and often favor the Seller.  It is important to have a Buyer's Agent representing you to make sure your interests are protected.
